We appreciate you will have some questions about the process so we have attempted to answer the most common one here. We also appreciate you may have other questions too so please do contact us and we will be happy to discuss these with you.

LAND OWNERS
How does the process work?
After meeting you, seeing the land or property, answering any questions you might have and agreeing terms, we enter into an agreement for you to sell the land or property to us, but only at a time that suits you. The agreement we use is called an option agreement, which effectively allows us to obtain planning permission from the local authority (at our own cost), and once successful, buy the land or property from you. This process usually takes between 9 - 24 months, but can be shorter or longer, as best fits with you.

What if the market changes?
We provided a minimum value at point of agreement. Any enhanced value above this would be split on terms agreed. This effectively underwrites any downside in the market whilst still allowing you to benefit from the upside. Therefore, if the value of the land or property drops, you would have secured a higher price.
I want to talk it through with my family?
We would encourage this; indeed, we would be happy to meet with your additional family members directly to reassure them and answer any questions they may have if this was required.
What if planning permission is not approved?
Planning permission is never guaranteed, so in the event that planning permission is not granted, you have not spent any money (we have) and so there is no risk or cost to you. Should the site not achieve permission, it in no way reduces the open market value of the site in its current form.
What does the sale of part of my garden do to the value of my house?
In reality the value of your house will not materially change. Any future buyer of your home will not be familiar with the previous ‘plot’ size and the value of your house is largely driven by the actual house square footage and features NOT the size of the garden. This means you can capitalise of the land value and still protect the value of your home.
How is the moving process managed and when will I know that the sale is going to happen?
We fully understand this can be a stressful process and we would work with you to alleviate any concerns here and make this as hassle free as possible. Once we have obtained planning, we can move to exchange contracts and you can commence your search for a new home (if relevant, as sometimes it is just a piece of your garden rather than your whole house being sold). At this time, we can agree a target moving date that suits you, but again there is a degree of flexibility here. We aim to work with you to make the process as smooth and simple as possible.
When do I receive the money?
At the point of completion of the purchase, the money would be transferred to you in the same way as a usual house or land sale. This happens after the planning is achieved but before any work starts.

Should I get independent advice?
We would always encourage you to discuss this with your family and seek independent legal advice before entering into any formal agreements. We want you to be comfortable and clear on the agreement.
What is the next step?
If you are keen to progress, we would suggest that we first of all come and visit you and the site to get a real 'feel' for its potential. It's in this meeting that we look to answer any questions you may have. After seeing the property, we will come back to you with key points such as base price, timeline etc for you to see and discuss. If you are happy with everything, we will then draft an agreement for you to review independently.
